Larimer County requires all homeowners get a Transfer of Title, where an approved Larimer County Inspector inspects the onsite wastewater treatment system (OWTS) and then completes an Acceptance Document.
Our experienced inspector will come to the property to complete a full septic system inspection. We will then complete a National Wastewater Inspection Report. This document will be processed be Larimer County's Department of Environmental Health. If the septic system (OWTS) was passed by one our our inspectors, then Larimer County will issue an Acceptance Document. This is valid for 1 year. Larimer County does have exceptions for certain properties, where an Acceptance Document in not required.
You can more about the exemptions here.
If your septic system DID NOT PASS the inspection, then there are two options:
1. The Owner must apply for a minor repair permit & repair those components that are not working.
2. The Buyer must sign an Agreement to Repair, where the buyer will have 180 days following closing to apply for a repair permit with Larimer County Department of Environmental Health (LCDHE).
